A CALIFORNIA LOAN MODIFICATION, FORECLOSURE PREVENTION & HOUSING CRISIS INFORMATION WEBSITE

ARE YOU A VICTIM OF A PREDATORY MORTGAGE LENDER?

Californians lost 28,000 homes to foreclosure in May 2008, a mind-boggling 200,000 more are projected for 2008, and even worse for 2009.   Many of those unfortunate homeowners had the popular "subprime" adjustable-rate financing that exploded on them.  Their loan started off at an affordable low-interest rate, and then unexpectedly the rate and monthly payments shot up to unaffordable levels.  The typical ending was the homeowner lost the house in the foreclosure process.   Even more alarming than the foreclosure epidemic we're in is the likelihood that many homeowners should never have lost their homes if they only knew that their lender violated federal law when the loan was first made. Federal laws like the Truth-In-Lending-Act and RESPA and HOEPA , which were designed to protect borrowers, were often ignored by the lenders and brokers.

Lenders violating those federal laws could mean that you may have the right to go back to the mortgage company and demand a rescission of your loan, which is a return of all the costs of the loan and all interest that you have paid on it, or a loan adjustment whereby you receive a loan under more favorable terms than you have now.  This could be the big difference in enabling you to keep your home.

Don't become another unnecessary casualty in this housing crisis.  Allow us to audit your loan documents and find those violations committed by the lender or the loan broker. If we find violations, or other misrepresentations or wrongdoings, and our experience suggests that most Subprime and Option-ARM loans were improperly done, we'll clearly detail the wrongdoings in a written narrative report for you. This written narrative will clearly show the violations in your mortgage loan (if they exist) and be instrumental in securing a favorable loan modification from your existing lender, or possibly a rescission altogether.

Our team is experienced in this fight against your lender.
Lynn Confetti-Ledbetter is a California Notary Public with over 10 years of experience and thousands of Loan Document signings. Her family background includes Real Estate and Finance, as well as Escrow and Title. She and Patrick work closely to thoroughly analyze each case that results in the writing of the homeowner's unique narrative that addresses issues of predatory lending.  Lynn is instrumental in obtaining  a Fiduciary Court Bond if required by the court system.

Patrick Pulatie graduated from Troy State University with a degree in Business and Finance and for the last 12 years has been a mortgage loan officer and Supervisor at originating  government and conventional loans.  His ethical standards have resulted in attorneys calling upon him to assist in cases where there are signs of predatory lending.  He has testified in Federal Courts in San Francisco as an Expert Witness for homeowners fighting back against predatory lenders, participated in Settlement Hearings and Mediation between lenders and homeowners,  and submitted written Declarations to Federal and State Court about fallacies in lender's arguments

Lynn and Patrick live in the East Bay area of San Francisco. Their local community has been staggered by the housing crisis as approximately 10% of all homes will be foreclosed this year alone and 70% of all homes have negative equity.  Being in the mortgage business and living in the heart of this housing crisis, they're well aware of the workings of how loans have been improperly done by many of the major lenders and mortgage brokerage community.  They've been fighting back to help as many homeowners as possible while there is still time.

Feel free to contact Lynn about any issues that you are having. She can offer you direction as to where and how to seek help.   She may also be able to offer you more direct assistance.

Please remember.....Lynn and Patrick are not lawyers and are not dispensing legal advice.
